Thinking About Selling Your Home?

In our current market, if you are selling a property, then you fall under two categories – equity seller or short seller.  Not sure which one you fall under?  That’s ok, I can help you determine that – but more on that later.

A few things stand solid for both types of sellers.  We are in a buyer’s market, and we have many months of inventory available.  What does that mean?  Buyer’s have many choices, too many choices sometimes, when it comes to picking a home to buy.  So, when there are that many properties for sale in one area, what causes a buyer to choose one home over another?

The answer is simple ~ Value

How does a buyer determine value?   By shopping around.  By comparison shopping.  They look at the price of your home based on its features and benefits, and compare it with the features and benefits of similar homes that have sold recently or  are currently on the market.

For example, if you were going to purchase a new car and one dealership had a car for $20,000 and another dealership had the same care for $20,000 but this car had an CD player and fancy rims.  Which would be the better value? (Answer)

Now imagine that first dealership put the car with NO CD player and fancy rims on sale for $15,000.  Which car would be more valuable then?

So to increase value you either have to lower the price, or have more features and benefits for the same price.

How to Determine Value?
