Thinking about Buying a Home?

Purchasing a home can be an exciting and rewarding experience.  My goal is to make the process as smooth and easy as it can be!  Before we get started in the search for your new home, there are some things I would like you to think about first.  These questions should be asked whether you are buying your very first home or have done this several times before.

 

Why Do You Want to Move?

Have you thought about why you are considering purchasing a home? For instance, are you downsizing to a smaller home or moving to a new community due to a lifestyle change? Understanding why you want to move can help you effectively define your goals.  Motivation is very important.

 

Do You Have The Money?

There is the actual price you pay for the home but that is not the only price you have to prepare for.  When buying a home you also have Loan Fees, Inspection Fees, and Appraisal Fees.  Then there is also your down payment.  Do you know how much you need to cover these costs?

 

Where will you obtain a Home Loan?

Now if you are paying all cash for your home, don’t worry about this one.  However, since almost 9 out of 10 buyers finance their purchase, I am sure this applies to you, too.  You want to find a loan that’s right for you – the mortgage with the lowest cost and best terms.  Getting loan pre-approval is valuable for many reasons; you will find which programs best meet your needs and you will find out how much you can afford.  This will give you the confidence you need to purchase a home in this market.

 

Have you outlined in detailed the type of home you want?

Make two lists: Must Haves and Would Likes.  Must Haves usually address size, location, bedrooms, bathrooms, and two or three other ‘musts’.  Then fill in your “Would Likes” list to your heart’s desire.  Doing so will help you avoid one of the Seven Makes Buyers Make).   In today’s environment the length of home ownership is about 5-7 years.  So before making an offer to purchase carefully consider the ability to resell your home.  For example, a home located in a subdivision may sell quicker than a home located close to a freeway.  Finally, before making an offer, compare home sales to determine the best price to offer or to know if the asking price is correct.  Look at comparable sales (also called “comps”).  These are similar homes in the area which have  sold in the past three to six months.  (I can gather this information for you)
